Less than most people fear, provided it is planned. You will know at the start of each week which areas are off limits, when the loud work is happening and which services are being isolated. The honest exceptions are ceiling and services work directly over an occupied desk area, which we will always move out of hours.
Almost always, once you count dilapidations on the old lease, fit-out of the new space, removals, downtime and new furniture. A refurbishment also lets you keep the address and the lease terms you already have. We will give you a straight cost for the refurbishment so you can compare it against a move properly.
Yes. Plenty of our refurbishment work is a single floor, a reception, a boardroom or a tea point rather than a whole building. Smaller packages still get the same survey, the same fixed quotation and the same site standards.
Any refurbishment of a building constructed before 2000 needs a refurbishment and demolition survey before intrusive work starts. We will tell you if one is needed, work to the register once it exists, and stop and report anything unexpected rather than disturbing it. Licensed removal is handled by a licensed contractor.
Yes. Reinstatement back to the lease requirements at the end of a tenancy is regular work for us, and it is worth pricing early because the schedule of dilapidations is usually negotiable if you know what the work actually costs.
